We do hope you will relax and enjoy your time with us. Our main aim is to make your stay in Skye as pleasurable and comfortable as possible. We have designed our bedroom suites with your comfort and enjoyment in mind. Please do not hesitate to speak to a member of our Guest Services Team at Reception should you require anything that will make your stay here more enjoyable and help you to discover some of what the beautiful Isle of Skye has to offer. Smoking Policy
We are a no-smoking establishment. This meets the law against smoking in enclosed public places in the U.K. It also recognises the wishes of the majority of our house guests and customers in the restaurant, as well as our staff. We respectfully request that you do not smoke in the bedrooms and should remind you that our smoke detectors are sensitive.
Checking-Out
We want you to make the most of your room and not rush away when it’s time to go but we politely ask that you vacate your room by 10.30am to allow us to prepare the rooms for our new arrivals. If you could also please leave the patio doors open when you leave and pop your room key on the reception desk.
Most of our guests choose to check out after they have enjoyed their breakfast. If you need to catch an early ferry or wish to get on the road before 8.00am please advise one of our Guest Services Team at Reception so that we can have your bill ready the night before and we can make arrangements for a breakfast tray to be delivered to your room on your return from dinner.

The Three Chimneys chosen charity for 2023 is The Community Foodbank. As a charity, they rely on donations from the local community to fund the purchase of food and goods for distribution to those in need. None of their volunteers are paid. A discretionary donation of £1 has been added to your room bill and will go directly to our local Community Foodbank. Thank you

Meals & Refreshments
Breakfast is served in the Restaurant between 8.30am & 10am daily. If you would prefer to have breakfast in your room, please order this the night before with Reception and let us know what time you would like this delivered. If you need to head away early before 8.00am we can arrange a continental breakfast tray to be delivered to your room the night before departure, please speak with one of our reception team.
Dinner is served every evening in our Restaurant from 6.00pm. Please see your welcome letter for confirmation of your dining times.
If you would like dinner served in your room, please pre-order at reception.
Drinks Our guest lounge is the perfect spot to enjoy a pre or post dinner drink, room service drinks are also available at any time, please just ask at Reception or dial 100 from your room phone.
Lunch is served daily from 12:00 between April and October only. As a house guest, it is possible for you to choose a light meal if you wish. However, it is necessary to reserve a table for lunch, particularly during the busy summer months when most tables have been pre-booked.
Hot Drinks. A welcome tray of tea or coffee and a sweet treat is offered on arrival or on your return from a day out. This can be delivered to your room or you can enjoy it in our lovely lounge.
Tea and Coffee Making Facilities, Sweet Treats and Snacks
Your tea tray has a wee jar of freshly ground coffee or our own blend loose leaf tea if you wish to make yourself a hot drink at any time. There is fresh milk in the mini fridge along with bottled water. Please enjoy the wee jar of homemade cookies.
In-Room Entertainment. Our WiFi network can be used throughout The House Over-By. It is not password locked. There is a Bluetooth speaker on your dressing table along with a combined multi socket and USB charger. Instructions for the Bluetooth speaker can be found in your bedside table. We have equipped your suite with a Freesat smart TV, a list of the TV and radio channels available can be found within the guide on the TV.
Toiletries . We are delighted to provide a selection of toiletries Fasach (Wilderness) with Cedarwood, Rose, Fir Needle & Orange Sweet. These are available for you to purchase in Reception if you would like to take any home.
Additional toiletries are available on request. Forgotten something? We have some emergency supplies, such as spare toothbrushes and shaving kits. Just ask at Reception.
Please use the bathroom bin provided for wipes, cotton wool, cotton buds etc do not flush anything other than loo roll or tissues, thank you.
Housekeeping & Linen Services.
If you are with us for more than one night, our housekeeping team will service your room. If you would prefer us to not enter your room, then please hang the wee ‘Do Not Disturb’ heart on your door handle when you go out for the day,
If you require additional clothes hangers, prefer blankets rather than a duvet or non-feather pillows, please let us know. There are also 2 extra pillows in the top of your wardrobe.
Laundry and Dry Cleaning. Due to our remote location there is not a dry- cleaning service on the island. Our own laundry is done off site and so we are unable to provide an in-house laundry service. Our closest public laundry is in Portree, please just ask if you need any further details or directions.
Boot Cleaning. If you need to clean your muddy boots, we have some brushes and towels for you to use. Please ask Reception Team.
Local Information & Activities. You will find our team have a wealth of local knowledge, please have a chat with any of us for advice on local walks, places to visit, local activities, arts and crafts galleries or anything you think you might like to explore during your stay on Skye.
Office Assistance, Phone Calls & Emergency Contacts. Mobile phone reception can be patchy on the island but not impossible! There is a direct dial telephone on the small table next to the sofa if you need to make a call.
You can contact us in reception directly by dialling 100.
To make an outside call Dial 9 first for an outside line, once you hear the dial tone then proceed with the number you wish to call.
For internal calls dial 30 before the room number. (i.e.Room one is 301)

Staff are on duty from 7.30am to approximately 10.00pm
After 10pm, for emergencies only,
contact phone numbers for a duty manager will be displayed on the reception desk.
Doctor/Medical Centre: dial 9 followed by 01470 521 203.

Emergency Services: dial 9 followed by 999.
Our WiFi network can be accessed throughout the building. If you need boarding passes or documents printed for your onward travel, please speak to one of our Guest Services Team who will be happy to advise and assist.
